The purpose of this program is to help prospective primary homeowners(you) to achieve your home ownership dream. The goal of this program to help locking the price of a home in today’s market and pay it later, anytime within 30 years at your connivence.

How will this program work? Here’s a step-by-step process.

Best home match: You will work with our realtors born and experienced in this area to find out the best home that will work best for you. You can also work with your own realtor if you prefer to.

Preapprovals: You will work with our mortgage guy to get pre-approved. You can also work with your mortgage broker/provider for getting pre-approval. The pre-approval will be based on maximum 25% down payment.

Down payment: We will provide maximum 25% down payment for you. We will work with you to make a repayment plan for the down payment. In general, here’s how the plan looks like.

Down payment repayment time - Interest rate
Within 5 years - Same as mortgage rate
Within 10 years - rate + 1 percent
and in every 5 years within the 30 years period, the rate will increase by 1 percent.

Closing cost: We will work with your/our realtor for a seller credit that will cover the closing cost.

Other expenses: Any other minor expenses like home inspection cost, appraisal cost etc (about one thousand dollars, based on the services) will be paid by you.

No liability: We will take the actual mortgage in our name and will purchase the home for you. So, you have no years of commitment, meaning no liability.

Title: The title of the home will be in our name. At any point of time, you can transfer the title to your name just by repaying the down payment and outstanding mortgage due. There will be a special deed for this.

Buying home with less price: Since you can transfer the title to your name at any point of the 30 years period, you are basically purchasing the home any point of time with the previous price, which is usually a lot less. Example: If you purchase a $300k home now and transfer the title after 10 years in your name, you are only paying the amount due of mortgage and down payment of the original purchase price. In most cases, the price of a home will be double in 10 years, but you are only paying based on $300k purchase.

Stress-free life: You do not need to take a lot of stress for homeowners because you have no liability and no commitment. Until you have decided to transfer the title in your name, you are only paying the mortgage and re-payment of the down payment (if you take).

Easier than leasing: Usually in leasing you need to pay a penalty for cancelling a lease early, which is about 3-4 months of the rent. In this case, you only need to inform us at least 1 month ahead of time and you don’t need to worry about contract breaking fee or penalties. If you don’t inform us at least 1 month ahead of time, you will need to provide 1 month’s expense which is usually mortgage and re-payment of the down payment.

Maintenance: Any required maintenance that will cost less than $500, will be covered by you. Any maintenance that requires more than this will be funded by us and will be added to your down payment which’s repayment process is described above.

Cancelling contract: At any point of time, if you cancel the contract, all your payments will be counted as rent payment during your stay, and we will owe you nothing.
